We pull permits, coordinate subs, order long-lead materials. Your client gets a clear schedule. You get copied on milestone updates if the client wants you in the loop.

Walkthrough + Listing-Ready

Questions agents actually ask us
How fast can you turn around a pre-sale renovation?
Kitchen + bath refresh: 4–6 weeks. Whole-home pre-sale prep: 8–14 weeks depending on scope. We'll tell you on day one whether your timeline is realistic.
Who pays — the seller or the buyer?
Either, both, or split. We invoice whomever the contract says. We've worked with seller-paid pre-sale renovations, buyer-paid post-close fixes, and 50/50 splits. Tell us the deal structure and we'll work with it.
Can my client be remote during the build?
Yes. Weekly photo updates, video walk-throughs at milestones, and Kelly as the single point of contact. We've finished projects where the homeowner only saw the house twice — at kickoff and at final walk.
Do you build ADUs?
Yes — detached, attached, garage conversions. ADUs in Sonoma and Marin can add $200K+ to a property's value. We handle permits, design coordination, and build. Typical timeline: 6–9 months from permit.
What's your minimum project size?
No minimum. We do everything from single bathroom refreshes to full custom homes. Same licensed team and communication on every job, regardless of size.
Do you do inspection-list cleanup before close?
Yes. We'll scope and price the inspection list within a week. We move fast for closings — assuming the items don't require permits we can usually clear a 30-item list in 2–4 weeks.
How do warranty issues work after the buyer takes possession?
Standard one-year warranty on all work. We respond within 48 hours, in person. We're local. The buyer (and you) won't be hunting for us.
Can you handle fire-zone or insurance-restoration properties?
It's a core part of what we do. Kelly lost her own family home in Tubbs and rebuilt. We work directly with insurance, document thoroughly, and have rebuilt across Fountaingrove, Coffey Park, and beyond.
