Historic Downtown & West Side

East Petaluma

The east side of Petaluma features a mix of mid-century ranches, newer developments, and larger lots as you head toward Petaluma Hill Road. Just north of Petaluma, Penngrove and the surrounding rural areas offer larger properties with more room to build. Our Alan Drive new construction project in Penngrove is a great example of what's possible — a custom home built from the ground up on a beautiful lot. We do. Petaluma has one of the most well-preserved collections of Victorian, Queen Anne, and Craftsman homes in Northern California. Remodeling these homes requires a careful balance — updating systems, kitchens, and bathrooms to modern standards while respecting the architectural character that makes them special. If your home is in a designated historic district, there may be additional design review requirements, and we're experienced in navigating that process.

Petaluma's Community Development Department handles building permits. For interior remodels that don't change the footprint or structure, permits are typically straightforward and can be issued in a few weeks. For additions, ADUs, or work in historic districts, the process involves planning review and can take 2-4 months. We manage the entire permitting process and have a good working relationship with the city's planning staff.

Yes. Petaluma has adopted California's ADU-friendly regulations, and most residential properties can accommodate an accessory dwelling unit. The city has streamlined its ADU permitting process in recent years. We handle everything from initial feasibility and design to permitting and construction. ADUs are particularly popular in Petaluma's east side neighborhoods where lot sizes tend to be larger.

Petaluma's charm comes from that mix — a Victorian exterior with a modern kitchen behind it, or a 1950s ranch that's been thoughtfully updated without losing its character. Our approach is to listen carefully to what you love about your home and what isn't working, then design a solution that feels like it belongs. We're not interested in making your Petaluma Victorian look like a new-build tract home.

We work throughout Petaluma — from the historic downtown and the west side neighborhoods near Walnut Park, to the east side developments, the Petaluma Hill Road corridor, and the rural properties on the outskirts of town. We also serve the Penngrove area just north of Petaluma, where we completed the Alan Drive new construction project.
